IF YOU HAVE FOUND THE APARTMENT THAT FULFILLS YOUR RENTAL NEEDS. PLEASE PROCEED TO STEP 2 OF THE APPLICATION PROCESS AND SUBMIT A SECURITY DEPOSIT, WHICH IS EQUIVALENT TO ONE MONTH'S RENT. 


DISCLAIMER: Please note that all security deposit payments made using your bank information (checking/savings account number followed by the routing number) will NOT incur a transaction fee. If payment is made via debit or credit card, you will incur a $29.95 transaction fee. Please check availability of apartments prior to submitting your security deposit. A security deposit refund can take up to 7-10 business days to process. 

VERIFICATION OF INCOME IS REQUIRED FOR ALL TENANTS

OUR POLICY IS

YOUR GROSS MONTHLY INCOME MUST BE EQUAL TO OR GREATER THAN 2.5 TIMES THE MONTHLY RENT.‚Äč

IF THIS IS NOT CASE, YOU WILL NEED A CO-SIGNER OR PARENTAL GUARANTOR, THAT IS LOCATED IN THE U.S. OUT OF COUNTRY GUARANTORS/CO-SIGNERS ARE NOT ACCEPTED.

THE ONLY EXCEPTION TO A CO-SIGNER/PARENTAL GUARANTOR IS PAYING A PORTION OF THE RENT UP FRONT.

STUDENTS


If you are a full time student and do not receive a monthly stipend or any source of income, you will need to have a parental guarantor/co-signer.

This form needs to be notarized and the original mailed to our office. An email or fax copy will not be accepted and the form must be submitted within 7 business days or your lease sign date.

PROFESSIONALS & RETIREES


If you are employed and your income is greater than or equal to 2.5 times the monthly rent, you will need to provide one of the following forms of income verification:


Professionals:

- Two most recent pay stubs

- Letter of job acceptance indicating salary


Retirees:

- Previous year W-2

- Proof of monthly pension or retirement earnings



INTERNATIONAL STUDENTS


All international students are required to provide:


- VISA

- I-20

- At least one form showing proof of income


If proof of income is not available, you have the option to pay a portion of the rent up front.
